Massive New Community coming to Eagle, Idaho

Valnova  (Formerly known as Spring Valley)

This massive new development coming to Eagle, Idaho will be a completely new type of master planned development for Idaho – and may end up being one of the largest and most amenity rich communities we’ve seen here. Formerly called Spring Valley, it will now be known as Valnova. I’ve got the latest details on it and am excited to share them with you. 

Valnova Expected Amenities

So as of November of 2023, they are putting in the first roads. If you’re a local Boise area resident, you may have heard talks about a massive new community coming to the Eagle, Idaho area way back in 2009, when it was preliminarily approved as Spring Valley. Well, the market slowed, plans changed, we had a pandemic, ownership changed hands, and now, this area is called Valnova. This is not just another typical, small Idaho subdivision. Valnova will be a totally new experience for Idaho. It will have retail, a town center, pools, schools, parks, tennis courts, a golf course, a lagoon, clubhouses, commercial buildings, plazas, walking paths, outdoor recreation, and possibly a resort style hotel, among many other possible amenities. 

The developer is GWC Capital, a part of Clyde Companies, and they said that Valnova will be similar to a master planned development called Desert Color in St. George, as far as types of housing and amenities go. Of course, our landscape in Eagle will be tucked up into and around the hills, so it won’t look quite the same, but if you want to see some of what to expect with Valnova, you can check out the Desert Color website. 

Will Valnova have a 55+ Community? 

If you’ve looked into relocating to Idaho and are wanting an amenity rich community that is truly master planned like you’ve seen in other states, you know that what Idaho currently has to offer can be lacking in that. Especially for those of you looking for a 55+ master planned community. And, good news, Valnova does have plans to develop a 55+ active lifestyle section in the future. So Valnova will fill a much-needed niche for those who want where they work, play, and live to be in the same place. And it should provide some sort of housing for everyone, from townhomes to small single family, to very large custom homes on acreage sites. 

Valnova Location

So, let’s take a look at where Valnova is located. It is just East of Highway 16 and tucked back up into the Eagle foothills. The subdivision will extend through the foothills and East over to Willowcreek Road, which is the far North end of Eagle Road. Eventually there will be other ways from Eagle to reach Valnova, not just off Highway 16, most likely off of Linder Road and then Willowcreek in the future as well. 

The idea is to keep a large portion of the development as natural areas, so you will really feel tucked into the Idaho foothills, and it will be interesting to see if they accomplish this, along with all of the other amenities and homes they have planned, as they develop over the years. This is expected to be a multi- decade project, maybe upwards of 30-40 years to complete. When completed, they expect to have upwards of 6000 + homes and it will likely, eventually, connect to the West side of the Avimor subdivision off of Highway 55 – but that would be many years from now.

So here is the general plat map – this one is old but it’s pretty similar to the new one they have approved.

And below is the latest map from their printed brochure I got at a recent development meeting. This road here will actually be the main entrance and then wind back around to Highway 16, so the actual community will start deeper into the hills and not be right off Highway 16 access. And then if you come visit the area, at the first roundabout near highway 16, you’ll see this road structure in place for an overpass that will provide an exit and entrance for the west side of highway 16 so that they won’t have to put in a signal.  

What to Expect for Valnova in 2024

So, there will be a few Master Planned Unit areas that will be getting underway this Spring of 2024 – not to purchase homes, but possibly to begin reserving lots. This first is this section right here, and that will be 188 lots, and will consist of homes on smaller lots and townhomes. Right now, this section has a commitment from Shea homes to build here, and they should begin selling in late summer of 2024. This area is called lot 19 and will be located directly across from the proposed community park and lagoon pool. 

The second section that will begin building next year is for 72 custom homes on lots ranging from a quarter to one-and-a-half-acre view lots, including 23 native hillside view lots. Right now, there are 6 local custom builders who are committed to these lots, one being Highland Homes, whose lots generally sell quickly, so they are beginning an interest list now and will being reserving the lots Spring of 2024 – so reach out to me if you are interested in getting more information about getting on interest lists for the custom builders, and I can help you with that. 

And then the third section that will begin next year is a section of 41 lots, they will be a mix of single family with alley load garages and a mix of smaller 50×110 foot lots for single family homes. Right now, two of the builders that will be building there are Tresidio and Berkely, and again, if you are interested in getting more information on that, reach out and we will make sure to help you with that. 

So those are the 3 main areas that will begin building by late fall of 2024, and they expect to have many homes up and ready to go for the Spring Parade of Homes by Spring of 2025. 

And another really great thing is their commitment to providing amenities to the first residents, so they plan to have things like the main lagoon and pool, clubhouses and parks, totally completed within one year of the delivery of the first lots so that the new residents can begin enjoying them without a long wait. 

Fire, Water, and Schools for Valnova

Oh, and I know many of you will ask in the comments – what about fire, water, and schools? So right now, it is planned to build one elementary school in the first master planned unit, and planned to build another elementary, middle school, and high school in the future. But that would be many years from now. Even the first elementary school may not be built for several years from now. They will get their fire services from Star and Police services from the city of Eagle, and they will have their own water system that will be serviced by the City of Eagle. And if you know anything about buying a home in Idaho, where your water comes from to water your yard can have a big effect on water costs. So Valnova will not have any access to irrigation water, which means that it will be more expensive to water your yard using a city system. So, I am expecting many of the yards here to be more water wise with the landscaping. This subdivision will not be filled with waterways and green manicured greenspaces like many of the subdivisions in the valley, it will have large amounts of natural grasses and sagebrush. 

And check out the City of Eagle, Idaho’s master plans for the future you can access on their website, and I’ll see if I can find a link to it and link it below, but you’ll see that they are planning many amenities along the Southside Base of the Eagle foothills, like commercial centers, and of course the new, huge Eagle Municipal Park, so eventually, Valnova will be more integrated with all of those amenities coming to Eagle Idaho as well.

As Valnova gets developed, lots are defined, and builders begin getting in their model homes, I’ll be sure to update things as this will be a huge part of the Eagle, Idaho landscape and community for years to come.
