Eagle, Idaho is one of the most sought-after places to live in the Boise, Idaho, or Treasure Valley, area. There is plenty of new construction on in West Eagle, Idaho, but it is typically above $800,000, and it is about 15 minutes farther from downtown Boise than East Eagle. Most of East Eagle, Idaho is established communities with tree-lined streets, ponds and water features, close access to the Eagle Bike Park and foothill trails and makes a fantastic place to call home. But because people love living in East Eagle, Idaho so much, the turnover rate of the existing home inventory is pretty slow. So, what about new construction?

There are really only two new construction communities in East Eagle, Idaho – Estrada by Blackrock Homes and Sterling Heights by Sterling Homes. If you checked out last week’s blog post and video, you’ll see I went over Sterling Heights. Well today, we are talking all about Estrada. 

The locations of Estrada and Sterling Heights are similar, they’re pretty close to each other. So, we still have those benefits of things like the foothill trails, being close by the Boise River, close by Eagle Hills Golf Course, close by and Guerber Park-which has a splash pad. And Guerber is actually just right down the street from Estrada. Another difference in location between Estrada and Sterling Heights is that it is also walking distance from downtown Eagle, and that’s really fun. That means you can walk to the farmers market, you could walk to the post office, restaurants, shops, you could walk to the library- so it makes it a really great location.

And the types of communities and homes are a little different in Estrada as well. Estrada is a gated community, and the yards are smaller. The landscaping is included with these homes and the fencing is also included, but the landscaping maintenance is not included. However, because of the yard size, it’s kind of a “lock and leave” type community, which means you could just lock up your house and leave for a few weeks when you need to in Estrada because the yards would be easy to hire someone to maintain them. 

In Estrada, they are building only spec homes right now -that could change in the future- but as of August of 2023 they are only building spec homes. And what that means is they are choosing all the design finishes, and they are choosing which houses go on which lots, and when those houses are ready to sell, they price them accordingly. So, there’s no choosing your lot, choosing your floor plan, and then going to the design center and trying to figure out your price. You just get what you get, and it’s just priced at what they price it at.  They do have five different floor plans. They range from about just under 1900 square feet to over just over 2600 square feet. All of the homes are built in a little compact way, but they still feel spacious, and you’ll see as we tour that they have a ton of upgrades like extra detailed trim work, high end appliances, quartz countertops, and full tile flooring and bathtubs and showers. Most of the homes have two car garages-I don’t think any of them have a true three-car garage- but there are a couple floor plans that have about like a two and a half car garage, so you do get extra storage. The Builder in Estrada is Blackrock homes-they’re a well-known builder in our area- and they do a very, very nice job.  Also, in Estrada you do have some green spaces-you have a dog park, and you have a little gathering area where you could have picnics. 

As of right now, August 2023, the pricing is just in the very low $600,000 all the way up to about $750,000. if you go onto the website, you’re going to be able to see the plot map. You’re going to see some of those lots are more premium type lots. When they do build the spec homes on those lots, you can expect the pricing to be a little bit higher.

-Wood trim finish work, wainscotting and crown molding

– ½ baths in all floorplans

– landscaping front and back included

– fencing included

– quartz countertops in kitchen and all bathrooms

– fully tiled guest bathrooms

– upgraded fixtures

– high end gas cooktop

– walk in pantry with appliance counter

– fireplaces with mantels, trimmed and tiled

– built in shelving and cabinets on either side of fireplace

– ceiling fans

– plenty of can lights

– fully tiled backsplash

– fully tiled primary shower with a bench

– separate soaking tub in primary bath

– covered back patios
