Meridian means a central, constant point, and Meridian, Idaho is truly that for the Treasure Valley. It is right in the “middle of it all”!  The population is just over 139,000 in 2023. It is truly in the center of the valley with Boise to the West, Eagle to the North, Kuna to the South, and Nampa/Caldwell to the East. Its central location is just one of the many reasons people choose Meridian, Idaho when they move to the Boise area.

South Meridian, south of highway 84, has a more country, open space feel, with views of mountains and farmland. There are great new parks in South Meridian, as well as beautiful new subdivisions, as many of the new homes are being built on the farmland there. This area is a great area for those who want easy access to the highway or airport.

North Meridian borders Eagle and is closer to the Boise River and foothills. There are many new subdivisions being built here, mostly in the farthest Northwest areas. This is a great area for people who want to be closer to the recreation or Eagle, but still have quick access to all the shopping amenities. Costco is in North Meridian.

The middle of Meridian, Idaho, between the highway and Eagle, is truly the center of the Treasure Valley. Even if you live in Boise, Eagle, or Nampa, you’ll be headed towards the center of Meridian for all kinds of shopping. Meridian has the outdoor mall, The Village, and all kinds of family fun, like huge parks, Roaring Springs Water Park, and Top Golf. Living in this area means subdivisions bordered by four lane roads, and it is the epitome of convenience.

The home prices in Meridian, Idaho can be slightly less than Boise, Idaho depending on the subdivision. It offers housing for everyone, from apartments to condos, townhouses, smaller single-family homes, larger single-family homes, and homes on acreage. Many of the subdivisions offer walking paths, water features, community parks, mature landscaping, and close proximity to great schools.

West Ada School District

West Ada is a huge school district. It encompasses all of Meridian, Eagle, Star and a little bit of Boise. There are many public, charter, magnet, and private school choices, as well as a thriving homeschool community. Many people prefer West Ada schools over Boise schools because West Ada schools usually have higher “Great School” ratings as most Boise schools have overall more income level diversity, but there is so much growth in the West Ada school district, there are many growing pains. Expect to pay for kids to participate in school sports in the West Ada district, and there are many “teams” of each sport at each school due to the volume of students. (Kids do not have to pay for sports in the Boise school district, and there are fewer students at most schools).
