East Eagle is one of the most sought-after areas to live in the Treasure Valley, and it is a fantastic place to live, but the problem is there’s not very much new construction on the east side of Eagle, Idaho. If you’re waiting for an existing home to come on the market where we already have a little bit lower turnover rate in this area of town, you might be waiting a while. So, there are two new construction communities- the only two new construction communities in East Eagle- I get asked about them all the time, so today’s video and blog are about Sterling Heights, and then I’ll make one about Estrada- which I will show next week’s video and blog.  

Sterling Heights is located on the Eastside of Eagle, Idaho

Sterling Heights is located in East Eagle- and if you don’t know about that location you can watch my video where I break down all the areas of Eagle to find out more about it -but it’s a great location- walking distance to great Eagle, Idaho parks, 5 mins to shopping and restaurants, and 20 minutes from downtown Boise. It’s also close to outdoor recreation- 5 mins from the foothill trails and 10 mins to the Boise River greenbelt trail. Sterling Heights is also walking distance to Gerber Park, which has a splash pad, and it also has a walking path around it and that’s where kids do lots of practices for soccer and things like that. In Sterling Heights there is a little play area as well. Another great thing about Sterling Heights is it actually borders the Eagle Hills Golf Course, so if you’re a golfer and you want fast access, you’ve got that right there. You have great views of the mountains in Sterling Heights and you have super easy access to Highway 55 to get up to all the mountain recreation.

Sterling Heights Pricing and Process

The price ranges in Sterling Heights (as of August 2023) are going to range anywhere from the low $600k up to the low $900k, and that’s really going to vary a lot depending on which model you choose and which lot you have. So how it works right now in Sterling Heights is they are building spec homes, in which case you would just buy the home for the price that it is listed at – they’ve already chosen all the design options, the floorplan, and the lot. They sell those spec homes at various stages of construction. They don’t sell the spec homes right in the very beginning because they want to be sure about pricing, but you can generally buy a spec home at least from cabinet stage on.

 If you want to build a home, you can choose the floor plan-they have several floor plans that you can choose from including five single story floor plans, and then you choose the lot. The lot will have a lot premium depending on size and location. Everything that you see inside the home tour is included, so you don’t go to the design center, like with some builders, and choose design choices that will make your price go up and up and up. When you buy a house in Sterling Heights, if you build, it’s going to be the cost of the lot premium, the cost of the floor plan, and then if you add a garage or something, that would also be an additional cost. They do have six interior design package options that you can choose from, so you could choose your lot, you could choose your floor plan and then you could choose from the six design options. Most of the floor plans do have a two-car garage, but they do have some larger lots where you can choose to have a three-car garage, and you can even choose an RV garage. Of course, if you choose a third Bay or an RV garage, that is going to increase the price of the overall package. The Builder of Sterling Heights is Sterling Homes, and they do a really nice job.
