The number one location people ask me about when they want to know where to live in the Boise area is Eagle, Idaho. They’ve heard great things about Eagle, Idaho…and it’s all true. It is truly a special place to live. Located at the base of the Boise foothills, it is a suburb known for its green spaces, golf courses, spas, and overall quaint feeling. It offers its residents a great quality of life, including fantastic restaurants, community events, great schools, trail systems on the river and foothills, quick access to downtown Boise, and quick access to the mountains up Highway 55.   All of these have helped to make Eagle, Idaho one of the most desirable places to live in the whole country!

There are close to 35,000 people living in Eagle, Idaho in 2023, and that is rapidly growing. With that rapid growth, it has still managed to maintain its “hometown” feel, with a fun little old downtown with shops and a gazebo city center where they light the Christmas tree, just like a Hallmark movie. That’s also where there is a summer farmers market, the library, and the city hall. But don’t let the cute downtown fool you, it is home to the most expensive homes in the area, with large custom estates on acreage properties from the river all the way to the foothills.

As with all places that make wonderful places to live, you can expect to pay more for that higher quality of living. Eagle is no exception. It has the most expensive housing market in the Treasure Valley. In September of 2023, the average sales price is just over $800,000. It’s not because homes are so expensive per square foot, it’s because there are many more large, custom homes on acreage properties factored into the averages than other areas of the valley. Homes range from $445k for a 1500 sf older home up to $5.3 million for a 7,000-sf estate.

There are a few distinct areas of Eagle, Idaho for choosing a home. The river area is along the Boise River and is mostly larger, custom homes ranging from $700k- multimillions. These neighborhoods have many walking paths around water features, ponds, have river access, and have lots of mature trees. They are very lovely and convenient to Meridian shopping.

The East area off of Floating Feather has moderate sized homes that were built in the early 2000s. This is a favorite location for those who want to live in Eagle but don’t want to spend more for custom homes with large lots. These homes range from $550k- about $1.2 million and they have fast access to Highway 55, the Bike Park and foothills, downtown Eagle, downtown Boise, and they also have walking paths and water features.

The West area has most of the new construction areas, like Legacy, Staggs Crossing, and Homestead. This is where most of the growth is. These are great communities with pools, walking paths, and large homes. This area borders Star, and is closer to the North Meridian shopping, and has more traffic coming into Boise. This area is what’s left of the farmland and a bit further from the foothills and river. These homes range from $650k-$2million.

And then there’s the North area…custom homes on large acreage nestled up against the sage covered foothills. This is where you’ll find horse properties, estates, and still an old ranch here or there. These homes range from $1.5mil to much more.

West Ada School District

Eagle is part of the West Ada School District, the largest district in Idaho. See my “Meridian” community post for a bit more info on that. Most of the homes in Eagle feed into Eagle schools, but the West area has communities that feed into Star schools. Besides the public schools, there are a few good charter schools, private schools, and a thriving homeschool community.
