Star Idaho – Northside and Foothills! 

What has been the hottest selling area of the Treasure Valley in 2024? The quiet little community of Star, Idaho. And because there is so much interest in Star, Idaho, I thought it was about time to do a few detailed videos breaking down the communities and taking you on a tour so you can see the differences.  Like Eagle, Star, Idaho is a small suburb of the Boise area, located about 30 mins West of Downtown Boise, 15 minutes from Downtown Eagle, and 15 minutes from North Meridian, making it the perfect place for people to live who want to have a little bit of country feel but have city amenities close by. 

I made a complete overview video of Star in 2020, so you can click here to watch that, but I guess it’s about time to update that video too! But as we tour through the communities in Star today, I will also let you know some updates to things about schools, population, new services, things like that. 

I’m going to start today in what I’ll call North Star – this is the area that is nestled up against the bottom of the foothills. And then we will travel to the Foothill Acreage Communities. On my next video, I’ll take you on a tour of Central Star, and the River Communities of Star. But if you pull up a map of Star, Idaho, you can kind of follow along during this video as I’ll mention the roads that I’m on. Let’s go check out North Star. 

This area of Star, nestled up against the foothills, is still mixed with farmland and cornfields, but they are getting turned into subdivisions quickly. This is currently the most popular area of Star for newcomers since this is where the majority of the affordable new construction is. And affordable for 2024 in our market means homes that are between $450 and $650 thousand. In fact, the majority of the homes in this area of Star have been built since 2020. 

They’ve done a good job of developing it to stay all residential – as of now, there are no townhomes or apartments in this area, just a variety of single-family homes, and it is probably one of the most uniformly single-family home residential areas in the valley. And they are doing a nice job of adding landscaping and sidewalks. 

This area also has easy access from Highway 16, which means you can avoid downtown Star during rush hour, and you have easy access to hop up to North Meridian to get to Costco and more restaurants and shopping. 

Okay so we are heading West on Beacon Light Road coming from Highway 16. We head past the golf course, and then let’s check out Cresta Del Sol. This is a Toll Brothers community that has been very popular.  It’s got some hillside topography, and a pickle ball court and a nice pool. As of October 2024, they are still building here, and homes are ranging from about $450 thousand up to about $875 thousand. 

And connected to Cresta Del Sol is the custom home community of Torchlight Estates. These are larger lots ranging from about a quarter to a half-acre, homes are built by a variety of local custom builders, and prices range from just under one million to about 1.5 million in October 2024. 

Across Beacon Light Road from Torchlight Estates is the community of Sunfield Estates. This community features mostly spec homes from local builders with a few lots for custom builders. Prices for these homes range from about $600-$750 thousand for most of the homes. The custom homes on the larger lots are over a million. 

We’ll take a turn on Pollard Road. This is where Star Middle School is, which is the only middle school for Star. And speaking of schools, be mindful of where you live in Star as some areas are zoned for Eagle High and others are zoned for Owyhee High, which is in North Meridian, as Star does not have their own high school right now. There may be some areas on the Canyon County side of Star that are zoned for Middleton High. And Star has one elementary School as well. 

Okay, let’s check out Iron Mountain Estates, which does have more lots to build on.  This community is by local home builder Venta Homes, and homes in this area range from about $700 thousand to just under a million in October of 2024. 

And then just past Iron Mountain Estates, off of Floating Feather Road, is the Toll Brothers community of Regency at Milestone Ranch. This is one of our valley’s only 55 and over communities. They are currently still building here and, forgive these vertical videos as I had taken them to share with clients as they were building there, but they’ve got pickleball courts, a beautiful outdoor pool, a clubhouse, and indoor pool, and so many features. In Oct 2024, homes here range from the high $400s to mid $700 thousands.

And heading back to go west on Beacon Light Road, let’s check out Greendale Grove. This community is a Hubble community, a regional builder, and they build spec and semi-custom homes. Greendale Grove is getting close to being sold out, but they are also selling close by in the community of Sellwood. Homes here are going to range from the mid $400s up to the high $600s in October of 2024. Due to affordability, the biggest sales of new homes in Star have been with Hubble, Hayden Homes, CBH, and Toll Brothers. But they all fill a good niche for an affordable home in a nice location. 

So now let’s head up north on Wing Road. There is Greendale grove on the right, which is the East, and Trident Ridge on the left, which is the west. This is just such a quiet and peaceful area with affordable, nice homes. You can see why this area is so popular. The hills on the North, patches of pastures, and Mountains on the East. And just really good people here. 

So Trident Ridge is from a regional builder, Hayden Homes. They also build spec homes but mostly focus on build jobs. This area is nice as the homes are layered in the hills. Home prices range from the low $400s up to the mid $600s in October of 2024. 

Near the top of Trident Ridge, it flows into Colina Vista. This was a community built by local custom home builders in early 2020 but is getting finished off by Toll Brothers and is almost sold out. Homes in this area range from the $600s to high $800s.  Another thing I love about this whole North Star area is that although there aren’t trails to walk on, there are miles and miles of sidewalks that all join together in all of these communities I’m showing you, and from almost every street, you can see the foothills in the North and the Boise Mountains in the East. 

And like I said most of the communities in North Star are new since 2020, but there is this community, Roselands, that connects to Colina Vista, that has homes from 2013 to about 2019 and prices here would range from about the mid $500s to the mid $700s. 

So, heading to more communities, one thing to notice about Star is all the canals for the irrigation water they weave throughout, which make for nice walking areas and keeps backyards further apart, and brings birds to the area. 

So back to the South Side of Beacon Light – which actually turns into New Hope Road. And we’ll check out Hope Springs. Hope Springs is a nice smaller community with a small creek running in it that was built up by local custom and spec builders and is now getting finished off by Richmond American Homes. There is a pool and greenspace, and homes here range from the upper $400s to the mid $800s. 

And then connected to Hope Springs is the CBH community of Fallbrook. CBH is a local Idaho builder and the largest builder in Idaho. They have another North Star community in the base of the foothills called Trapper Ridge as well. CBH builds only spec homes and the prices in this area of Star range from the low $400s to the high $500s. 

Now driving on New Hope Road again, into the custom community of Haven, built by local builder, Woodbridge Pacific Group. Homes here are large and on large lots and range from just over $1 million to about $1.5 million.  And on the backside of Haven, there are still two beautiful estate properties – estate properties like this in Star are quite rare. 

And now we are driving on Munger road, and you’ll notice the farmland mixed with subdivisions. And you may have noticed that the subdivisions in Star are quite small. There are not any large, master planned communities on this North Side of Star, and that is because, unlike Nampa, with its mass scale agriculture, Star farms are much smaller in land size, so when farmers sell off, builders have smaller plots of land to work with, so it does create a patchwork of smaller subdivisions. 

Okay heading into Pristine Springs, this is one of the most popular communities in Star with its pool, ponds, and homes with large RV garages. These homes are built by local custom builders, and prices here range from the $700s to upwards of $1.5 million. 

Okay and let’s head to the foothill acreage properties. We are driving North on Can Ada Road, north of New Hope, and this is the road that divides Canyon County from Ada County. But it’s a different world up in these hills from the subdivisions at the bottom of the hill. Some of this land is private land for farms, some is private land that is not farmed, and some is the BLM, or the Bureau of Land Management land, which is great, because that land is public land for dirt biking, shooting, walking, biking, ATVs, and that sort of thing. 

The views of the Boise Mountains from up here are great and even though it looks like we are in the middle of nowhere, we are still only about 15 minutes from downtown Star, 20 minutes to downtown Eagle, and 20 minutes to Costco. As far as communities go, there is Hillsdale Estates, which is the main acreage estate community for Star. Homes here have slowly been getting built through the years, starting in the late 1990s, and occasionally a new home will be built there. These are fully custom homes on 1-2 acre lots and they range from the low $900s to upwards of just over $2million. There is an equestrian center, and you can ride on the BLM land as well.  

There are other homes in this area of the foothills as well, these are down in the gulleys, which is a nice protection from the wind and gives you a feeling of being in a little enclave. 

And then we have Monument Ridge, which has this gorgeous tree lined main road, and is made up of fully custom homes on 10-acre parcels, most of them are set up for horses. These homes were built mostly in the late 1990s to early 2000s. They don’t come on the market often, and prices would range from about just under $2million to $3million. 

And then we will head back down Can-Ada Road into the main part of Star, where you get a beautiful overlook of Star. It’s crazy to think that the majority of these homes have been built since 2020 and the population of Star has nearly doubled since then as we head near 20,000 residents. 

So that’s the overview of the North area of Star and the Foothill Acreage areas. It’s easy to see why this area is so popular. Next week we will go over central Star, and the river neighborhoods, which are very different than the foothills, but offer some beautiful amenities.
