Eaglewood Homes Tour

Have you tried looking for new construction communities and Idaho Homebuilders in the Boise, Idaho area and have found yourself a bit confused or overwhelmed? Me too…and I’m the professional! Ha ha!

Finding new construction communities and homebuilders in the Boise, Idaho area IS confusing and a bit overwhelming, so to help you with that, I am going to be making video tours of a variety of Idaho homebuilders in Boise so you can see some in person, because guess what, if you think you are going to come for a visit (check out tour video here) to Boise, Idaho and just tour some model homes, you will find very few to tour. So… we will be doing the tours for you!

Make sure you subscribe to my YouTube channel so you don’t miss them, but in this post, we are starting with one of my favorite larger floor plans , the Lugano,  by a great Idaho homebuilder,  Eaglewood Homes. You can check out the floorplan here on their website…but check out my video tour to see what it looks like in real life.

Types of Idaho Homebuilders

Just to help you understand the new construction in the Idaho market a bit, there are a few types of Idaho homebuilders (and as I said, make sure you subscribe to the YouTube Channel and follow us on Instagram so you won’t miss when we make tours of all of these Idaho homebuilders’ homes):

  1. There is the tried and true, always constant and churning out homes, more affordable builder like CBH homes.
  2. There are a couple of more affordable home builders that still allow design choices, lot choices, etc.. like Hubble Homes and Hayden Homes.
  3. There are a couple of builders, quite different in many ways, but they allow lot, floorplan, and design choices for a mid-range price level like Toll Brothers and Tresidio Homes.
  4. Then the bulk of the new construction homes in the Boise, Idaho area fall into this category – mid-to upper range spec homes. And this is where Eaglewood Homes falls. These are new construction homes where all of the design choices are made, the particular floor plan is assigned to a particular lot, you cannot make any changes, and the homebuilders list the homes for sale anywhere from about 8 weeks to completion all the way out to fully move-in ready. Most of these Idaho home builders used to build semi-custom and allow for design choices, but in our current market, they have had to switch to spec homes only. Maybe one day they will switch back when things stabilize. There are many that fall into this category, but a few that are popular are Biltmore homes, Brighton Homes and Berkeley Homes,
  5. Semi-Custom Builders who allow some design choice, are more high-end, but you still have to go with a floorplan in a community on a lot they have already chosen. A popular semi-custom home builder in Boise area is Highland Homes.
  6. Full custom home builders. Due to the lack of land and prices of land, being able to build true custom homes in the Boise, Idaho area is difficult. This is an endeavor for one with time, money, patience, and where the primary goal is the dream home and the secondary goal is budget. One highly sought after custom home builders in Boise Idaho area is Clark and Co Homes.

Now as of writing this (April 2022), Eaglewood homes is building spec homes right now, as are most of the Idaho homebuilders…not all, but most. This is due to all the supply chain and labor problems, and building spec homes helps Idaho homebuilders control costs and timelines for everyone. It is a bummer you can’t choose finishes or design details, or make any changes, but, they do a great job of choosing nice finishes that appeal to most people, and you won’t have to worry about getting your timeline pushed way out, where to live between homes if a timeline can’t be met, or worry about final pricing as Eaglewood homes doesn’t price the home until it is almost completed and ready to list on the MLS.

Eaglewood homes is currently building the Lugano model in Summit Ridge in Nampa, Idaho, Patagonia in Kuna, Idaho, and coming soon to Lavender Heights in Meridian Idaho. I love the use of space…it’s got a primary bedroom on the main, full guest suite with walk in closet on the main, and an office and another half bath on the main. I have seen tons of homes, and I can tell you, it is very hard to find all those spaces on the main floor of a two-story home. Usually there is an office or a guest room, but not both. And often there is a guest bathroom, but no extra half bath.

And then upstairs, there are three more bedrooms, or two bedrooms and a bonus room. I also love that the guest bathroom upstairs has two sinks and a pocket door dividing the sink area from the shower area. That’s super functional with multiple people using one bathroom. With storage galore and an oversized 3 car, really a 4 car garage.. This Eaglewood homes floor plan is as beautiful as it is functional.

And if this home is not the home for you but you are interested in learning more about what other floor plans Eaglewood homes has to offer, or even other Idaho homebuilders in Boise Idaho area,  make sure you let us know if you are interested, and we will set up a consultation with you to help you understand what to expect from Idaho homebuilders in the Boise area, how to prepare to buy, and how to make sure you can be ready to make an offer on one of their homes when they are almost completed and come on the market.
