So, what’s this secret community anyways? Well, it’s not really a secret, it just tends to get overshadowed by the popular foothill communities of Cartwright Ranch or Dry Creek Ranch, and it gets overlooked as it is off the beaten path a little bit. 

But for those of you willing to take the scenic route, you’ll be rewarded with the foothill community of Avimor in the foothills of Boise, Idaho. There are some amazing amenities that can only be found in this peaceful community, so come on a tour with me today and find out what makes Avimor so special. 

Avimor is located on the farthest NW side of Boise about halfway between Eagle and the tiny town of Horseshoe Bend. It is about 10 minutes from Home Depot and WinCo in Eagle, about 30 minutes from Downtown Boise, and about 30 minutes from Meridian shopping like Costco and Target.  

Avimor, Idaho Community Lifestyle

Tucked away in the hills, Avimor is really all about living an active, outdoor lifestyle. There are miles and miles of foothill trails for hiking, biking, riding, and strolling. They connect up with some of the Boise Ridge to Rivers trail systems and, you can even ride your bike all the way from Bogus Basin down into Avimor.  How would that be for a day’s ride? If paved paths are more your thing, Avimor has miles of paved paths as well, all along the green space, creeks, parks, ponds, and throughout the whole neighborhood. 

Avimor has tennis courts, basketball courts, soccer fields, ponds for fishing, and several parks throughout the neighborhood. You, your kids, and your grandkids will never be bored living here, especially since Avimor is the only community in the Treasure Valley that has an indoor pool just for the residents. They offer swim and water aerobics classes here, as well as all kinds of other classes and community activities in the 12,000 sf community center. This is a true gathering place for the residents with a small library, gym, and outdoor space to get together. And if you want dinner without having to drive the 15 minutes to Eagle, Avimor has the Spring Creek Brewing Company…a great place to hear live music, meet residents, and have a bite to eat. 

Interested in golf? The Shadow Valley Golf Course is about 5 minutes away, and if close river access is your jam, the main Payette River, known for great rafting, fishing, and kayaking, is also just about a 20 minute drive north. 

Avimor, Idaho Homes

One thing I love about Avimor is the diversity of size of homes. Many newer communities in our area are built in such a way that they have similarly sized and priced homes in one community. But Avimor offers quite a variety. The community was begun in 2002 and was set up to be a series of villages connected by pathways. 

In the town center area, the homes are single family patio style homes, ranging from about 1,400-2,000 sf. This provides an opportunity for low maintenance living in a beautiful community at a more affordable price point. In early 2022, these homes will cost anywhere from $500-$600 thousand. 

Then there are the lower areas around the town center where the homes are larger, about 1,800-3,000 sf, and they have smaller lots. These homes will cost from $600 thousand to $800 thousand in early 2022.

As you head up the hills, Avimor has done a pretty good job of putting in the homes on the hills so that most all hill site homes have a view. These homes are also from 1,800-3,500 sf, but due to the views and typically larger lots, they will be anywhere from $650 to $950 thousand in early 2022. The new construction is up higher on the hills. These are mostly single level homes, with large lots, and some have RV bays. They are still building these, and as of today they have several under construction that will be for sale when they are closer to completion. They will continue to build these homes in Avimor until this phase is built out. These homes are about 2,400-3,200 sf and in early 2022 they will be about $800 thousand to over $1million. 

And the creme of the crop are the fully custom home sites in the area called “The Cove”, 20 homesites that average about 3 acres each, but much of their acreage is hillside. There is one lot actively for sale now that is $448,000 – your build job would be on top of that, and would most likely be in the range of $1-$2million. This is a beautiful area with trail access and it is tucked away in it’s own little system of hills. 

I took the above video of Avimor in the summer when the hills are covered with golden grass, but in the spring, they do turn a nice green if we get enough rain. It only lasts a few weeks, but it’s amazing when it happens. 

Avimor is going to be one of the largest master-planned communities in Idaho, with plans to cover over 22,000 acres. However, they say that 60% of the land will be left as open space, and they are building and landscaping the community to be more water wise and to blend in better with the hills. There are plans to build townhomes in certain sections, and live and work type of housing in the community center area. 

Avimor is currently zoned to have the kids attend Eagle schools. The school bus will come to get them, or it is about a 15 minute drive to the elementary schools and about a 20-25 minute drive to Eagle Middle and Eagle High. The drives are beautiful though, and more like scenic road driving. 

So, what do you think? Could you live in Avimor? Make sure that when you come for a visit, you take the extra 15 minute drive north of Eagle up Highway 55 to check it out, and spend some time on the trails to get a little experience of what it would be like to live there.
