There are 5 main areas to live in Eagle, Idaho. What are they, and what do they look like?
Let’s find out.
So the number one city that I get asked about when people call to talk about moving to the Boise area, or Treasure Valley, is Eagle Idaho. I have a short video that provides an overview of Eagle, Idaho that you can check out here. Eagle has 5 distinct areas you need to know about. And you don’t just want to know about them, you want to see them, right?

Here’s an overview of the areas to get started. First, Eagle is not very big, so people don’t really refer to places as “South Eagle or North Eagle”, but I will categorize them to help you get a lay of the area.
On the southside of Eagle, all along the Boise River, we have the river communities.
In East Eagle, we have the established communities.
In North Eagle, there are the majority of the acreage and foothill communities.
Central Eagle makes up the area surrounding downtown Eagle.
And then West Eagle has the majority of the new construction and growth as it grows into Star.
So In this blog, I will focus on the River, the East, and the Downtown areas, and then watch for part two next week where I’ll go over the West, and acreage and foothill communities.
The River Communities of Eagle, Idaho
I hear this all the time- “I want to live by trees!” Or “I want to live by water!” Or “How about both?” The river communities in Eagle offer large trees, ponds, lakes, tributaries, and of course the Boise River.
The majority of the homes in the river area are large, custom built homes in the early 2000s, especially in the areas of Two Rivers, Island Woods, and Banbury. These neighborhoods are known for lush landscaping, tree-lined streets, beautiful fall foliage, and gorgeous custom homes, many of which back to water, either ponds, streams, or the Boise River itself. Most of the homes were built in the traditional style of rich wood interiors and neutral color exteriors, which is typically not the style many people want today, but the location is so fantastic, if someone prefers the more light and airy interiors, they will buy a home here and have it updated.
In early 2022, these homes will range anywhere from $700,000 for a smaller, 1800 sq ft home on a small lot, to over $3 million for a large gated estate on over an acre that backs to the river or a lake.
These neighborhoods feature tree-line sidewalks for walking along ponds, streams, and landscaped waterfalls, and the defining feature of these neighborhoods is their accessibility to the Boise River and greenbelt trails. You can walk to an access point from almost anywhere in these neighborhoods, and find your way down gravel paths, off the main greenbelt, so the trail access here can be more secluded and private than the main greenbelt trail, and they also do connect to the main greenbelt trail.
There are communities along the river that feature newer construction homes, such as in Mace River Ranch, Williamson River Ranch, Lakemoor, Laguna Point, and Creighton Woods. Williamson River Ranch and Creighton woods feature larger lots, and large custom homes. These homes, completed, range from $1.5 million to over $3 million in 2022.
Lakemoor is a fun community in that you can walk to the restaurants and movie theaters on Eagle Road, it offers fantastic access points to trails along the Boise River, and it has a variety of housing from luxury townhomes to patio homes that are about $600,000 and up, to gated areas, to custom homes on the lake that can range up to $5 million. There is also a park in Lakemoor with a fishing pond that gives way to an open, expansive view of the Boise Mountains which is a beautiful part of the trail system to walk or ride your bike on.
Mace River Ranch also has newer construction homes backing to water or the Boise River, and these homes will mostly range from $1.5 million on up as well.
These river communities are located in probably the most convenient area to live in Eagle as they are right off of Eagle Road, a few minutes from Target, the grocery store, and downtown Eagle…And about 25 minutes to downtown Boise via State Street.
You can also walk to several great Eagle restaurants, boutiques, gyms, and the movie theater from the river communities, but because of their convenience, they are near the main intersection at State Street and Eagle Road, and there is quite a bit of traffic on Eagle road where you turn off of to get to these communities. There are also no schools within walking distance of these river communities, so you’d have to drive, or your kids would ride the bus. Some people love the convenience and love living by the river, so they don’t mind the busyness of the location, especially since once you are back in the neighborhoods, it is beautiful and peaceful.
East Eagle/Established Neighborhoods in Eagle, Idaho
But others like to live farther off the main roads, or, maybe, even no matter how much you love living by the river, you may just need a house that is a bit more affordable. In that case, let’s head over to East Eagle.
East Eagle is right on the NW Boise border at the edge of the foothills, and while you can’t walk out your door and walk to the river, you can walk out your door and walk or bike to the foothill trails.
The main road of East Eagle is the East end of Floating Feather, a tree lined street with a nice sidewalk path for walking with ponds and water features, and it dead ends into the Boise foothill trails at the Eagle Bike Park. Because East Eagle is on the edge of town, it is close to the amenities of downtown Eagle, but feels much more calm than other areas of Eagle. There isn’t a lot of new growth or construction in East Eagle because it is built out, mostly with homes built in the late 90s to early 2000s. These communities are also landscaped well with large trees, homes backing to water or streams, walking paths, and of course, easy access to the Eagle Bike Park…which also has a skate park, basketball courts, a fantastic new dog park, downhill courses, a BMX track, and an RC car track.
Neighborhoods like Shadowridge and Echo Creek are on the farthest East Eagle border and have the out-your-door access to the trails. These homes are anywhere from 1400-3500 sq ft and in 2022 range from $550,000 up to about $750,000. They have community parks and are very conveniently located up the hill from the WinCo Grocery store, Home Depot, and the Optimist Sports Complex too.
Heading West from the bike park on Floating Feather, you’ll come to the iconic Eagle established neighborhoods like Lexington Hills and Brookwood. These neighborhoods make fantastic communities with pathways, older trees, and the home prices in 2022 range from $550k for a smaller, 1400 sq ft home up to over $1 million for a custom home that is on a large lot and backs to open greenspace. East Eagle is also home to Geurber Park with a splash pad and soccer fields. There are also 2 elementary schools within walking distance of these East Eagle communities, and Rolling Hills Charter school.
There are also a few newer construction communities in East Eagle with homes ranging from $600k to about $750k in 2022.
And then there is the Eagle Hills area, with custom homes built in the 70s and 80s that are fantastic when remodeled, there is no HOA, and it borders the Eagle Hills Golf course. These homes range from $600k-$800k in 2021.
The East Eagle area is super convenient to access highway 55 to get up to the mountains, it is only about a 20 min drive from downtown Boise, and you can take a scenic back road called Hill Road to get there. It’s close to grocery stores, downtown Eagle, and even though you can’t walk to the river out your door, it’s only about a 5 minute drive from East Eagle or a 15 minute bike ride.
Living in East Eagle does add about 10 minutes onto a drive to things like Target, Trader Joe’s, and Costco compared to the River Communities, but it is about 10 minutes closer to downtown Boise. East Eagle is the best of both worlds between convenience and the peacefulness of edge-of-town living. People often choose East Eagle when getting on the foothill trails daily is an important part of their life, as well as living in established neighborhoods with mature trees.
Downtown Eagle
And between East Eagle and the River Communities is downtown Eagle. There is not as much housing downtown, but downtown Eagle does offer a variety of housing options, and downtown Eagle is one of the most walkable communities in the Treasure Valley.
Downtown Eagle is a very quaint area with a post office, a beautiful library, light commercial offices like veterinarians, banks, doctors, dentists, and also some boutique shops, restaurants, Walgreens, and Albertsons. The farmers’ market is in downtown Eagle along with community events throughout the year. Eagle Arts Elementary is right next to downtown Eagle.
Housing in downtown Eagle is made up of homes built in the 70s and 80s, these homes are smaller, about 1200 to 2000 sq ft, and in 2022 range from $450k-$650k if a larger home has been remodeled. This area also has newer townhomes and condos, brand new modern patio homes, and older townhomes and condos. These homes will range anywhere from $300,000 up to $700,000 in 2022. If you want to live in an area that is truly walkable, Downtown Eagle may be the place for you.
